Before I agree to represent you on the sale of your Fort Worth/Tarrant County home, I prepare a detailed value analysis so that we can look at the exact and up to the minute market for your home.   Once we can estimate a value for your home and agree to work together, below are some of the behind the scenes operations that I use.

1. The well known Keller Williams sign in the front yard tells the world that your home is for sale that that you are a serious seller.

2.Your home listed in the local Listing Service tells all of the area agents in this metroplex area of more than 2 million people that your home is for sale.  In addition your home is automatically listed in more than 175 websites which include: Google homes, Yahoo homes, Trulia, CNNhomes, to mention only a few.

3. My automated system also sends listing notices to all interested parties who are searching in your price range, your property description, and area.  This is consistently updated and if we adjust anything, including a price change, it is reflected instantly on the web site.

4. Automated emails to agents who regularly sell in your area are sent, along with emailed notices to my database of buyers that have indicated to me the price and descriptions of the properties that they are interested in buying.

5. Professional graphics in your home. While most see your home online, when they visit your home, this will be a take away to keep your home in their memory.

6. Consultation with a Stager if needed. Not all homes are really "selling ready".

7. Automated instant feedback after showings so that you always know what a buyer's impression was for your home.

Over the length of the listing what ever is needed in the consistent marketing to secure enough showings to obtain an offer. Marketing that is done properly changes as different approaches are needed.  I keep my sellers informed at each step and we decide together on the best courses of action.

Once we have an offer:

The offer is presented to the seller and we look once more at the latest market comparables while we decide our best course of action for counter offers if needed.  Offers must be signed and/or initialed for all changes and earnest money and options fees must be collected and delivered.  These are necessary so that the terms of the contract are met.

Coordination between the title company, the buyer and the seller are necessary during the weeks prior to actually closing on the transaction and transferring the property to the new owner.
